The project is a refresh of a 90’s project home in Lambton. The the internal spaces are reorganised for more practical layout of rooms with the focus on improving light, ventilation, circulation and accessibility, while retaining the same number of bedrooms. As the original house was built over the suburb’s sewer main and the property is located on flood prone land with 5m mine pothole subsidence, specialised engineered footing and further approval process are required to extend the building envelope. This project improves the internal layout of the house without compromising on the number of bedrooms and internal living spaces, while increasing the building envelope by only 2 square metres. The additional floor area was constructed without new footings by cantilevering the new floor structure out to the edge of the existing roof. Light weight timber framed deck structures are exempt from the building guidelines and a new covered deck and timber ramp are added to the side of the house. The deck provides outdoor dining and entertaining space that looks over to the adjoining parkland, while the ramp provides new accessible path from the existing driveway to the entrance.
